Nestled on the picturesque shores of Gagra, Abkhazia, Aquavillas Aparthotel stands as a testament to modern architectural brilliance. Designed by the award-winning Babayants Architects, this new complex redefines the concept of seaside living, blending luxury with functionality in an unparalleled natural setting.

Architectural Vision

Aquavillas Aparthotel was conceived when the owner of the neighboring Aquamarine Gagra hotel sought to expand their offerings. The architectural challenge was to create a complex that seamlessly integrated with the existing hotel while maximizing the stunning sea views from every apartment. The result is a striking building that rises from 3 to 6 floors, comprising 36 to 42 hotel-type apartments of varying sizes and categories.


The unique layout of the building is directly informed by its function: one-bedroom suites on the lower floors, two-bedroom suites on the mid-levels, and expansive three-bedroom suites with private pools on the top floor. This tiered approach not only optimizes the use of space but also enhances the panoramic views that define Aquavillas.


Design Aesthetic

Inspired by the natural beauty of its surroundings, Aquavillas boasts a design that is both permeable and light-filled. The architects have used deep terraces, sculpted to mimic the organic flow of wind-swept landscapes, to create a distinctive silhouette. These terraces serve as transitional spaces between the interior and exterior, offering warmth, shade, and gentle sea breezes—a perfect retreat for summer relaxation.

The architectural palette reflects the serene nature of its coastal setting, with natural materials such as wood, glass, and textured plaster dominating the design. Large, expansive windows not only invite natural light but also offer breathtaking views of the sea and mountains. The central lobby is designed to be as transparent as possible, providing a seamless view through to the landscaped gardens and the sea beyond.


Infrastructure and Amenities

Upon arrival, guests are greeted by a two-story hall featuring a reception area and a relaxing lounge. The ground floor houses various commercial amenities, including cafes, boutiques, and a fitness room, catering to both short-term guests and permanent residents. Plans for a pond surrounded by a natural moat and a lush landscaped park with palm trees, cypresses, banana trees, bamboo, and eucalyptus trees further enhance the natural beauty and tranquility of the setting.
